Quantifying surfaces of rooms [zones]

Hello,
Since i got some misleading/ confusing results hence i write this.

A What is the best way to find out :
1 Area of vertical surfaces of a room[zone]- (walls, columns, beams, windows and doors).
2 Surfaces of sloping surfaces (roofs) covering a room [zone]


B Is there any documentation that informs how values against parameters in zone lists are created?
